The role, defined.

An owner's representative on every project.

The Construction Project Manager is not a general contractor, an architect, or a superintendent. It is an owner's representative. A senior project manager who sits on your side of the table and manages the build on your behalf, from scope definition through project close-out — with hazard assessment and risk reduction built into every phase.

C&B coordinates a team of licensed, insured contractors and specialty trades under formal agreement. Each firm carries its own insurance. C&B holds separate coordinated coverage as your owner's representative. The result: one point of contact managing the full project, with the accountability structure of a firm twice the size.

When authority is delegated, the Construction Project Manager represents you on-site, in contractor meetings, in permitting conversations, and in municipal reviews. The goal is not to do the construction. The goal is to make sure the construction gets done right, on schedule, within budget, and without preventable safety incidents.

Every construction PM engagement follows three phases. Each has defined deliverables, documented milestones, and a clear standard of accountability.

01 / Planning

Pre-construction.

Scope definition, contractor selection, budget development, permitting coordination, hazard assessment, and schedule baseline. The project is planned, risk-assessed, and documented before a shovel hits the ground.

02 / Execution

Active construction management.

On-site coordination, quality control, timeline enforcement, budget tracking, change order management, and continuous safety oversight. Hazard conditions are identified and mitigated in real time. One point of contact managing every moving part of the build.

03 / Delivery

Close-out and handoff.

Punch list completion, final inspections, safety compliance documentation, as-built records, warranty coordination, and formal project handoff. The project closes clean, documented, and ready for occupancy.

Renovation, repair, and turnover coordination for property management companies, real estate brokerages, banks, and commercial building owners preparing assets for new tenants, buyers, or ownership transitions. Scope control and timeline enforcement from vacancy through re-occupancy.

OSHA compliance training, equipment safety training, site-specific safety plan development, and hazard assessments. Risk identification and mitigation documentation for active job sites, pre-construction planning, and regulatory submissions.

A typical engagement follows four phases. Timelines vary by project scope and complexity, but the structure stays the same. Every phase produces documented deliverables.
